Boardwalk Property Acquisitions

Boardwalk Rental Communities is Canada's largest owner/operator of multi-family rental properties. Boardwalk currently owns and operates in excess of 30,000 units concentrated in the provinces of Alberta, British Columbia, Saskatchewan, Ontario and Quebec.

Acquisitions Criteria

Boardwalk typically purchases properties which comprise greater than 100 suites, and our preference is concrete high-rise buildings. However, we will consider smaller, well-maintained, buildings with as few as 40 suites. We also purchase townhouse projects.

Boardwalk will consider acquisitions in all major markets across Canada. In markets where Boardwalk does not currently have properties, the preference would be for larger-scale portfolios.

While we usually pay cash, we can also offer several tax effective structures which allow vendors to defer and reduce the potential tax liabilities which are associated with a sale.

Boardwalk has built a solid reputation and a proven track record in its acquisition program, having acquired over 200 properties over the past five years.

Boardwalk Rental Communities will respond promptly
upon the receipt of the following information:

Property Identification:

  • Building Name
  • Municipal Address and location
  • Legal Description
  • Name of registered owner(s)

Property Particulars:

  • Lot dimensions
  • Number of storeys
  • Number of units & types
  • Square footage of typical units
  • Exterior/Interior photographs
  • Location map
  • Parking facilities
  • Recreational facilities
  • Laundry facilities

Financial Particulars:

  • Current Rent Roll, including tenant name, term of lease, monthly rental, any extra rent (i.e. parking), lease anniversary date
  • Current and prior years' operating and year to date statements
  • Details of any mortgage financing
  • Current property tax bills,
    including any assessment notice(s)
